55+ buyer FAQ

"Age-restricted" and "age-targeted" describe how each community presents itself on its own website. Under federal and Pennsylvania fair housing law, communities that meet the Housing for Older Persons Act (HOPA) requirements may limit occupancy by age. Always ask for the recorded age policy.

Frequently asked questions

What does "age-restricted" mean?

The community says it limits occupancy by age, usually under the HOPA "55 or older" rule (at least 80% of occupied homes with one resident 55 or older) or the "62 or older" rule. See HOPA basics.

What does "age-targeted" mean?

The community markets to buyers 55 and over but may not legally restrict age. Ask whether it claims the HOPA exemption and read the covenants.

Can someone younger than 55 live in a 55+ community?

It depends on the community's recorded rules. Many HOPA communities allow some households without a 55+ resident, or allow younger spouses or caregivers. Ask the HOA for the written policy.

What do HOA fees usually cover?

It varies. Common services include lawn care, snow removal, common area upkeep and clubhouse access. Some include exterior maintenance or trash. Each community page notes what the source publishes.

What is a land-lease community?

You own the home but lease the land underneath it and pay a monthly lot rent. Review the lease terms and how rent increases are set.

Do I need my own agent to buy in a 55+ community?

You are not required to use an agent. If you want representation, bring your agent on your first visit or contact them before you go, and ask the sales office how they work with buyer agents.

Does this site show homes for sale?

Not yet. For current homes for sale in any community listed here, call or text Josh at (717) 510-1452.
