Downsizing in Central PA: a practical checklist
- Decide what you want to stop doing. Lawn care, snow removal, exterior upkeep or stairs. Then compare which HOA services each community actually includes.
- Pick a home style. Single-family, carriage home, duplex, villa, condominium, or land-lease home each have different ownership and fee structures.
- Read the documents early. Ask for the HOA budget, reserve study, fee history, rules on rentals, pets, fences and guests, and the age policy.
- Plan the sale of your current home. Decide whether you need to sell first, buy first or line up both closings. A local agent can help you time it.
- Sort belongings in stages. Start with rooms you use least, measure your new floor plan, and decide early what goes to family, donation or sale.
- Visit at different times. Tour the clubhouse and amenities, talk with the sales office or HOA, and drive the routes you use most.
